utility areas. Homes range in size from 900 to 4,000 square feet and can be

What features are
available?
The interior design of your home can include:
custom cabinets, walk-in closets, bathrooms with recessed tubs
and whirlpools, and wood-burning fireplaces. Because our
manufacturer uses computer-assisted design, you'll have
flexibility in choosing variations to floor plans and
decor. You can choose from a variety of exterior designs,
depending on your taste and budget. Exterior siding comes
in an array of colors and materials including vinyl and wood.
Brick perimeter walls with crawl space, patio covers, decks and steps are also available.
Do you offer residential
options?
Just as in a conventional site
built home, the options that are available in our homes
are endless. Cathedral ceilings, fireplaces, Jacuzzi tubs,
decks, porches, atrium windows along with tile and hardwood
flooring are just a few of the options available.
What services do you
provide?
From design concept to the completion of your
new home, we handle the entire job for you. We work with
you to design the home you want. Once the design and
engineering is completed, we take care of getting all the
permits, clearing the land, excavation, and installing the
foundation, utilities, water and sewer services, in order to
provide you with a new custom built home ready to move in -
turnkey.
What cost saving features
can I look for?
While your mortgage payment may be your
biggest expense, you'll have other regular and periodic
payments. They may include utilities, property taxes, insurance, routine maintenance, and other service
fees such as water and sewer. R-Anell homes
are built to meet new national energy standards set by the EPA -
Energy Star Program. Modular homes are built by the same state and local
codes as stick built homes. The energy conserving features
found in modular homes help reduce your
monthly energy costs.
How much maintenance will
my home need?
Your homeowner's manual outlines maintenance
requirements. It's important that they're followed.
Failure to do so could void the warranty, as well as lessen the
value and life of your home.
What warranty coverage is
offered on the home?

factory-installed plumbing, heating and electrical systems,
factory installed appliances, and structural workmanship.

Will you help me find land
and financing?
Once we discuss the type of lot and area that
you are interested in, we will be able to show you a variety of
homesites that meet your description. As an added service,
we can assist in your financing needs with very competitive
programs offered through various mortgage lenders. If you
are like most homebuyers, you will require a loan or mortgage to
finance your new home. Layton Homes can provide
information on financing and assist you in submitting an
application for a loan. You also have the option of
shopping for your own financing. Most lenders require a
minimum down payment of 5 to 10 percent and will have loan terms
ranging from 15 to 30 years.
If you are buying the home and the land
together, or plan to place the home on land you already own,
financial institutions offer mortgages
with the same interest rates. FHA-insured and Department
of Veterans Affairs-guaranteed loans (called FHA and VA loans)
are available to modular home buyers. These types of loans
may offer lower down payment requirements. They require
more paperwork during the credit application and approval
process and, therefore, may take longer for approval that a

Many homes are placed on privately owned
